Just 130 homes closed in August, down 28.6% year-over-year as higher mortgage rates slowed buyer activity, and detached single-family homes averaged about $1.5 million, up 14.7%, on a small number of sales. Redfin's city page shows a median near $736,000 over three months, up 11.2% year-over-year, with median days on market around 40 and a sale-to-list ratio near 99.9%.
What this means for buyers: With inventory up about 35% and prices ranging widely by segment, buyers have more options and leverage in Alexandria than in years. Old Town condos, Del Ray single-family homes, and North Ridge family properties each offer distinct opportunities, so get pre-approved and work with a local advisor who can spot the best values.
