PWAR's June 2026 report (published July 10) shows active listings at 935 at month-end, up about 21% year over year and a five-year June high, with 663 closed sales in June, up 18.2%. The May 2026 median sold price was $599,450, up 3.4% year over year, and average days on market held near 18 days in April and May. Redfin tallies roughly 668 pending listings countywide, while its February reading showed a $555,000 median with a 41-day median days on market. The September 2026 county report publishes in mid-October. 30-year fixed mortgage rate 6.95% (Freddie Mac, week ending September 17, 2026, the latest published reading), up from 6.76% the prior week.
