Welcome to the September edition of The Fredericksburg VA Real Estate Report, my monthly newsletter for anyone watching the Fredericksburg VA real estate market. This issue covers the latest conditions across the 11 counties and cities I serve, a brand-new Stafford County listing, practical tips for sellers and buyers, and a look ahead at October events across the region.

Whether you are based here or moving in from Northern Virginia, this Virginia real estate newsletter is my way of sharing real numbers, real trends, and honest perspective. Fall is one of the most active seasons of the year in our area, and there is a lot to watch: mortgage rates near 7%, inventory that keeps climbing in many markets, and a Central Virginia real estate market that continues to hold its value.

Market Update: A Fall Shift Toward Balance

The most recent reporting across the region points to a market that is cooling from the summer peak while prices hold their ground. Mortgage rates climbed to roughly 6.8% to 7.0% in mid-September, with Freddie Mac's weekly survey at 6.76% for the week ending September 11, 2026. Higher rates are pushing some buyers to the sidelines, which means more choices for the buyers who remain, and a higher bar for sellers on pricing and presentation.

The standout story this month is Prince William County, where active inventory reached a five-year high in June 2026, up more than 30% from a year earlier, even as homes kept selling quickly at roughly 100% of list price with an average of about 18 days on market and June closings ahead 18.2% year over year. That combination, more choices plus fast turnover on well-priced homes, is the clearest sign yet that we are settling into a more balanced market.

Across the northern tier, the NVAR region covering Fairfax, Arlington, and Alexandria posted a median sold price of $812,012 in May 2026, up 2.9% year over year, with an average of 15 days on market and closed sales up 11%. Fairfax County led the pace with a median near $815,000 and about 8 days on market. Meanwhile, in the Fredericksburg tri-county area, the regional sales dollar volume ran about 17% below the prior year as activity cooled, while prices held, with Fredericksburg City's median near $475,000, up about 4%.

My take: this is a great season to be a serious buyer, because inventory is finally giving you options, and a good season for sellers who price smart and present well. Seller Tip of the Month: Preparation Is the Cheapest Price Increase You Will Ever Get

In a market with rising inventory and buyers who are paying close attention to every dollar, presentation matters more than ever. Buyers can and do compare fifteen homes in a single weekend, and the homes that look move-in ready are the ones that pull the strongest offers.

My practical tip this month: spend your time and a modest budget on preparation before a single buyer walks through the door. That means decluttering every room, a deep clean of the whole house including windows and baseboards, tackling the small repairs you have been putting off (a dripping faucet, a stuck drawer, worn caulk), freshening paint on high-traffic walls, and cutting the grass, trimming the bushes, and cleaning up the entryway so the first impression is strong from the curb.

Buyer Tip of the Month: Don't Let the Rate Scare You Out of the Right Home

With 30-year fixed rates hovering near 6.8% to 7.0%, a lot of buyers are asking me whether they should wait. My answer is usually: don't decide based on the rate alone, decide based on the home and your five-year plan. Here is what I am telling buyers this month:

Get Pre-Approved at Today's Rate

A pre-approval locks in your starting point and tells sellers you can close. With rates where they are, your lender can also show you exactly what a given price point means per month, so you shop within a number that works for you.

Ask About Rate Buydowns and Lender Incentives

Sellers can contribute to a temporary buydown that lowers your payment for the first year or two, and many new-construction builders offer financing incentives. A good lender will model these side by side so you can compare apples to apples.

Plan to Refinance When Rates Ease

History says rates will not stay this high forever. Buying the right home at the right price today, then refinancing when rates come down, has worked out well for generations of homeowners. You can buy the home you want without marrying today's rate.

Short Sale & Distressed Property Spotlight

I keep a close eye on the foreclosure numbers because they tell me where homeowners may be struggling, and I want every family in this region to know their options before it is too late. According to ATTOM's most recent reports, Virginia recorded 1,751 properties with a foreclosure filing in Q1 2026, a rate of about 1 in every 2,104 housing units. Filings were down roughly 17% from the prior quarter, always good news, but they were still up about 16% from a year earlier, a reminder that pressure remains.

Nationally, short sales continue to make up well under 1% of home sales, but for the households who use them, they can protect credit and provide a path forward that foreclosure cannot. Fall brings one of the busiest event seasons in the Fredericksburg region. Here is what is coming up across the city, Stafford, and Spotsylvania:

Fredericksburg Farmers Market

Every Saturday morning at Hurkamp Park, year-round. October highlights include Art in the Park on Oct 3 and Oct 24 and Halloween at the Market on Oct 31.

Spotsylvania County Fair

Oct 8-11 along Battlefield Blvd in Spotsylvania. A classic county fair with midway rides, livestock, food, and family fun.

Fredericksburg Independent Book Festival

Saturday, Oct 3 at Riverfront Park. Authors, vendors, and readers along the Rappahannock, free and family friendly.

Bluegrass Island Festival

Oct 14-17 in the Spotsylvania area. A multi-day celebration of bluegrass music, camping, and the river country.

Stafford County Agricultural & Homemaking Fair

Oct 15-18 at its new location, 504 Poplar Rd. Carnival rides, demolition derby, monster trucks, petting zoo, and live music with free parking.

Quacktoberfest and Downtown Fall Carnival

Saturday, Oct 17 in downtown Fredericksburg. Games, carnival treats, and fall fun for the whole family.

Halloween 5K and Monster Mile

Saturday, Oct 24 at Embrey Mill Park in Stafford. Costumes encouraged for the whole family.

Pumpkin Patch Season

Braehead Farm's Fall Festival runs weekends through Oct 26 and Belvedere Plantation's Harvest Festival continues through Nov 7, with corn mazes, hayrides, and pumpkin patches.

A Personal Note from Barbara

Fall has always been my favorite season in this region. There is something about the light on the Rappahannock in October, the leaves turning along the river, and the way our whole community comes out for fairs, festivals, and market Saturdays. It is a season of gathering, and it reminds me why I love helping people put down roots here.

This month I have been thinking a lot about the families I have helped over the last 20 years, the first-time buyers who found their starter home, the empty nesters who traded a big lawn for a walkable downtown, the sellers who timed their move around a new job or a growing family. Every one of those stories started with a conversation, usually a phone call just to compare notes on the market. That is still the best part of what I do.
