Mortgage Rates and Affordability

Mortgage rates remained an important affordability factor. The average 30-year fixed mortgage rate was approximately 6.54% during July and 6.67% during August through August 27, according to Freddie Mac.

Important Note on August Data

August housing totals are still preliminary and should not be presented as final until Bright MLS releases its completed August report in early September. Market statistics describe an overall geographic area and may not reflect the value or marketability of a particular property. Buyers and sellers should request a property-specific market analysis before making a real estate decision.

What This Means for Buyers and Sellers

For buyers, the July totals confirm a market with more selection. With 475 active listings in Spotsylvania, 499 in Stafford, and 76 in the City of Fredericksburg, there is more inventory to compare than in recent years. Median days on market between 15 and 25 days means well-priced homes still move, but buyers generally have more time to evaluate their options. Rates in the mid-6% range remain a key affordability factor to plan around, so getting pre-approved early still matters.

For sellers, July median sold prices across the three jurisdictions ranged from $482,999 in Spotsylvania to $597,500 in the City of Fredericksburg, with homes that sold typically under contract within 15 to 25 days. Those results favor homes priced in line with current comparable sales. Because the published statistics describe the overall area, not any single property, a property-specific analysis is the best way to set your asking price and plan your timeline.
